How does your service work?

We prepare BOQ and cost estimates for complete construction projects in residential, commercial and industrial sectors for developers, subcontractors and builders who don’t have the time or resources to hire a full-time estimator.

How do you determine your fee to estimate?

We have set fees based on type of project and size, however we will always review the plans, size, complexity, and the documentation provided before confirming final fee.

Can I edit the Bill of Quantities

Yes, with every tender we send the Excel spreadsheets, so you can adjust individual rates or quantities should you wish.

What information do you provide?

We send a fully detailed BOQ and cost plan with rates included and every trade broken up into individual components, we also measure and price preliminaries and include site management, insurances, site amenities and profit margins. Although we put on our ‘builders hat’ when pricing, we encourage you to review the cost plan prior to submission.

How long have you been estimating?

D33 has been providing estimating services to the residential construction industry for over 10 years.

Where do you get your rates from?

We draw references from Cordells, Rawlinsons, industry experience and subcontractor feedback to establish benchmark rates for labour and materials. We are constantly reviewing and updating our rates on a monthly basis, ensuring accurate estimates.

If my project isn’t fully specified, how would you know what to allow for?

Prior or during commencement we would email a list of clarifications to determine finishes on flooring, joinery, cladding and typically allow for standard LED down lights and Reece plumbing fixtures unless noted otherwise.

My project is not in Melbourne, can you still price it?

Yes, all pricing is performed remotely off plans and rates are adjusted to suit the location of the project.

Do you price all jobs yourself or is your team overseas?

We price all tenders in Melbourne ourselves using current construction pricing knowledge.

If I send you a set of plans, how long will it take to receive a quote?

We will endeavour to provide same day quoting.

How long will a building cost estimate take to complete?

Once payment has been made, we will complete your estimate within 10-14 working days for a fully detailed cost plan for builders, and 2-7 working days for trade contractors. If a faster turn around time is required, just ask and we will do our best to oblige.

How can I send you the tender documents?

We highly recommend that you create a OneDrive, WeTransfer or Dropbox link and upload all your project files onto it (architectural, structural, hydraulic/civil plans, energy/soil reports, and finishes schedules, etc) and forward the link. This will ensure no documents have been missed due to email limits and unforeseen IT issues. Where that’s not available, we have an upload function with a 20mb limit.
